Powering a Lakeside High-Rise in Madison, WI | One09 Apartments

Right along the shore of Lake Monona in downtown Madison, One09 Apartments brings lakeside living to new heights. The 14-story tower features 340 luxury apartments with sweeping lake views, plus space on the first floor that includes a chophouse, food hall, and coffee bar. 

For the Westphal & Company team, this project was a big one. In fact, it’s the largest high-rise we’ve taken on to date. Our crews handled the full electrical scope for both the apartment tower and the restaurant spaces, totaling $9.7 million in work. Globalcom Technologies led the low voltage side of the project, installing the structured cabling, AV, access control, and security systems that tie everything together through the client’s property management software. 

The building itself is designed to make the most of its lakeside location. One09 includes 12 floors of standard apartment units and a dedicated penthouse level, all supported by three full levels of underground parking. Level 14 serves as the main amenity floor, featuring the pool deck, club room, golf simulator, fitness center, and multiple outdoor terraces with views overlooking Lake Monona and the State Capital. High-end finishes throughout the building create a beautiful and practical space for residents to relax, entertain, and enjoy the view. 

Behind the scenes, the infrastructure powering the building is just as impressive as the views. The apartment tower alone includes more than 131,000 feet of CAT6, 70,000 feet of CAT6A, and 6,000 feet of single-mode fiber. Security across the building is supported by 66 AXIS cameras running on a Milestone VMS, along with 24 hardwired access control doors and 340 wireless smart locks, one for each unit. 

Lighting and power throughout the building required serious scale. Our team installed more than 7,000 light fixtures and over 10,000 outlets, supported by three 2,500-amp services and an 800-amp fire pump. Residents also enjoy AV systems throughout the amenity spaces, including the pool area, fitness center, club room, and rooftop terrace. 

The One Social District restaurant spaces on the first floor brought their own technical challenges. The buildout includes a chophouse and a lively food hall featuring six kitchens and a coffee bar. Globalcom installed 37 security cameras, 28,000 feet of CAT6, 13,000 feet of CAT6A, and 1,000 feet of fiber to support the operation. AV systems across both spaces include eight displays, a projector and screen, and background music powered by 36 speakers. 

From power distribution to smart building technology, One09 Apartments showcases the scale and coordination it takes to bring a modern high-rise to life along Madison’s lakefront.
