Renovating a former hospital into business & instructional space

This is the second phase in the redevelopment of the Northwest Quadrant of the UW Milwaukee campus. The site consists of 7 total buildings that were built and occupied by Columbia St. Mary’s Hospital until 2010 when the University of Wisconsin-Milwaukee purchased the campus. The seven existing buildings were built in 11 stages between the years of 1919-1969.  The project includes 75,000sf of remodeling that will support the College of Nursing, School of Information Studies, and Student Health Services; the demolition of 220,000sf of Building A, which will be utilized as green space; and the new main entrance to the Northwest Quad Campus.

 

The project scope consists of updating the following systems:  Life Safety power, Normal Power distribution, Fire Alarm, IT infrastructure and technology, and egress lighting.  New site lighting will be added to the project.  In addition to the electrical and IT scope of work, major upgrades and repairs are being done to the mechanical, plumbing, and architectural components of the buildings. This renovation was designed to bring new life to an iconic building, in a beautiful city, that will provide an unmatched learning experience for the students at UW Milwaukee.

In general, the work consists of a new 49,600 square-foot addition on the west side of the Williams Fieldhouse complex. The project includes a field house with 3 basketball courts, elevated 3 lane running track, additional weight areas, stretching studio, outdoor sports equipment center, outdoor track restrooms, athletic training suite and track locker room. Also, an outdoor multi-sport artificial turf field with sports lighting and storage building will be constructed. The electrical scope of work includes power distribution, lighting, stadium lighting, fire alarm, access controls, cameras, and VDV cabling. This building will be occupied for the duration of the project, so Westphal will work closely with the university and communicate any system turn overs.

This project included interior renovations of 31,000 SQFT of space in the existing UW Health Sciences Learning Center building. Spaces were remodeled and repurposed to be used for clinical skills assessment suites, simulated patient rooms, multi-purpose learning centers, and a silent study suite. We were responsible for the entire electrical scope including revised electrical distribution, branch power and lighting, fire alarm, low-voltage systems, and backbone and pathways to support owner-furnished AV upgrades. In addition, we provided access control improvements and electrical capital improvement work throughout the entire facility. This project had added complexity as it needed to be specially sequenced and completed in phases to maintain the owner’s deadline for an accreditation visit for these new improvements.

New additions to the Camp Randall football stadium include 72 luxury suites, 1,000 club seats, restrooms, concessions, and access portals. The Kellner Office Building, housing athletic department staff, was constructed at the south end zone. Varsity team dining and full kitchen facilities were added, as well as locker rooms for the volleyball team and visiting teams. Press facilities were added under the new fan seating on the stadium’s south end, as well as a new video scoreboard, an upgraded stadium sound system and field lighting. Westphal & Co., Inc. installed new fiber and copper voice/data backbones to the stadium and voice, data, video, and distributed CATV cabling to all surrounding facilities.

The the third and fifth level concourses, press box, select areas of the Kohl Center were remodeled. The Kohl Center was also upgraded with a video-broadcast production studio, chiller replacement, ice rink controls, “show time” sports lighting for the court and rink, a suspended video scoreboard, a video ring beam, message board, and voice/data backbone additions.

The Wellness Center is an 87,000 square-foot facility devoted to student athletics. It includes a 7,000 square-foot student fitness center, a 200 meter, six-lane running track, four multi-use courts, relocated tennis courts, a juice bar, and locker rooms for home and away teams, game officials, and faculty. The work on Chalmers Field included a 4,000 person capacity stadium, press box, coaches’ booths, media booths, a university entertainment suite, addition of 1,000 seats on the opposite field side, new synthetic turf, new field and TV lighting, a Daktronics video scoreboard, and an eight-lane running track. The electrical scope included lighting, power, voice/data cabling, and coaches’ field phone system.

Complicated shutdown scheduling to maintain complete campus functionality was integral to the success of this project. The Wisconsin Institutes for Discovery building is a one-of-a-kind structure in the heart of the University of Wisconsin-Madison campus. The building is designed for elite research scientists to collaborate and work side-by-side in two interdisciplinary institutes under one roof: the private Morgridge Institute for Research and the public Wisconsin Institutes for Discovery. 

The scope of the electrical work included a generator system, medium voltage distribution, bus duct, low voltage distribution; voice, data and fiber optic cabling; a cable tray system, a fire alarm system, AV infrastructure, a clock system, and access control. This project was unique in that Westphal & Company., Inc. performed this work in a variety of areas: offices, conference rooms, laboratories, food service areas, clean rooms, and indoor water features, a vivarium, and an arboretum. Successful completion of this project required constant, high-level collaboration between the owners, engineers, architects, and construction teams. Westphal & Co. aided in collaboration by providing precise BIM modeling and a talented workforce to execute the installations.

Medium voltage services and distribution replacement

This project involved two separate 4-story-with-basement dormitories originally built in the early 1960’s. Each dorm was remodeled consecutively so only one building was under construction during the school calendar year. Fischer Hall and Wellers Hall were both remodeled with bathroom additions, an expanded lobby, and new elevators. Wellers Hall was further equipped with a medium voltage duct bank and an adjoining manhole with a pad mounted switch.

The full scope of work included medium voltage services and distribution replacement, complete lighting replacement, upgraded door security, CATV cabling, replacement of all voice & data cabling, and installation of emergency generator sets.
